New “Intelligent Quarters” at HafenCity Hamburg

Living and working at the Elbe river. 150 million euro investment scheduled for completion by mid-2017. New landmark: a 70 metres tall office tower

ECE and STRABAG Real Estate will jointly construct a building complex on the banks of the Elbe river. The 150 million euro investment is scheduled for completion in mid-2017. It is a balanced mixed-use building ensemble for living, working, and leisure on a gross floor area (GFA) of 32,000 square metres. The new neighbourhood will feature as new landmark an office tower, 18 stories or 70 metres tall. Its large roof terrace will offer fascinating panoramic view over Hamburg. The building ensemble consists of the tower with a GFA of approximately 16,000 square metres, a seven-story office building with a GFA of 7,800 square metres², and a residential building with a GFA of 8,400 square metres. All 46 condominiums will have either have a magnificent view overlooking the Elbe river or the Port of Hamburg.

Sustainable Development

The IQ is constructed next to HafenCity University and is well-connected to public transport by Hamburg’s underground line U4. An underground parking garage will provide approximately 390 parking spaces. A central square near the waterfront, restaurants, cafés, and shops on the ground floors of the buildings add to the sophisticated architectural and urban quality of this extraordinary place. The buildings are planned to match up to the stringent standards of the HafenCity gold Ecolabel as well as the requirements of the German Sustainable Building Council (DGNB).

Winning Design by Störmer, Murphy & Partners

Seven architectural firms from Germany and abroad competed in the architectural contest, with Störmer and Murphy named winners. The jury was chaired by Professor Carlo Baumschläger, professor of architecture and town planning at the Academy of Decorative Art, Munich, and the panel included Hamburg’s chief planning director Professor Jörn Walter, the chief executive of HafenCity Hamburg GmbH, Jürgen Bruns-Berentelg and ECE chief executive Alexander Otto.
